Star Island homes for sale — what buyers should know
Star Island holds thirty-four estate parcels behind a guard gate off the MacArthur Causeway, positioned directly across the water from Downtown Miami. Lots run from roughly three-quarters of an acre to more than an acre and a half, most with 100 feet or more of bay frontage and deep-water dockage capable of handling serious yachts.
Transactions are infrequent and consequential. Recent trades have ranged from the low twenties for older estates purchased as land value to well above $70 million for newly built compounds. Because comparable sales are sparse, valuation here depends on frontage, water depth, view corridor, and lot orientation far more than interior finishes.
There is no commerce on the island and no through traffic. Residents are minutes from South Beach's restaurant corridor and roughly ten minutes from Brickell. Privacy is structural: single point of vehicular entry, private security, and neighbors who value discretion as much as the view.
This suits buyers who want a trophy waterfront asset with the shortest possible drive to both a business district and an international airport. Most activity happens quietly, before anything reaches the MLS, which makes direct relationships with owners and their counsel the only reliable way in.
