Fisher Island homes for sale — what buyers should know
Fisher Island is reachable only by private ferry, helicopter, or boat, and that single fact defines the market. Two hundred and sixteen acres, roughly 800 residences, a private marina, a nine-hole course, an imported Bahamian sand beach, and a membership structure that governs residency. It routinely records the highest average income of any zip code in the United States.
Residences begin near $2.5 million for smaller units in the older Bayview and Seaside buildings, with typical three-bedroom bayfront and oceanfront units trading between $5 million and $12 million. Palazzo Della Luna and Palazzo Del Sole set the ceiling above $25 million. Buyers should underwrite the equity membership contribution and the monthly maintenance, both of which are substantial and non-negotiable.
Day-to-day life is a closed loop: the club handles dining, tennis, spa, and the beach, and the ferry to Terminal Island runs continuously. There are no public roads and no walk-up commerce. Children are typically educated at private schools in Miami Beach or Coral Gables, with the ferry factored into the morning routine.
This suits buyers whose first requirement is privacy and whose second is turnkey service. Transactions are slow, largely off-market, and heavily relationship-driven. Board approval is a real gate, and preparing that package correctly is a meaningful part of representation on this island.
