Edgewater homes for sale — what buyers should know
Edgewater runs along Biscayne Bay between Downtown and the Design District, and it has been the most active new-construction corridor in Miami for a decade. The result is a residential stock that is young, amenity-heavy, and positioned on water that Brickell buyers pay a premium to see.
Two-bedroom units in newer bayfront towers trade between $700,000 and $1.4 million, with larger and higher-floor residences from $1.8 million to $5 million. Compared against equivalent Brickell product, buyers typically save fifteen to twenty percent per square foot for a comparable view — the core argument for the neighborhood.
Margaret Pace Park gives residents waterfront tennis, basketball, and dog runs. The Design District and Wynwood are five minutes north for dining and galleries; Downtown and Brickell are five minutes south. Grocery and daily retail have improved substantially, though the neighborhood is still filling in at street level.
This suits professionals and investors who want new construction on the bay, second-home buyers who want proximity to the cultural districts, and anyone comparing Brickell inventory who hasn't yet run the numbers on the north side of the causeway.
