Pinecrest homes for sale — what buyers should know
Pinecrest is the answer for families who want land inside Miami-Dade. Standard lots run a half to a full acre, mature avocado and mango trees are common, and the village's tree ordinance keeps the canopy intact. The result is a suburban density that feels closer to Coral Gables' quiet edges than to anything else at this distance from downtown.
Values reflect the scarcity of that land. Older ranch homes on a full acre start near $1.5 million and are frequently purchased as teardowns; renovated and new-construction contemporary homes range from $2.5 million to $6 million; and the eastern edge toward Old Cutler Road holds estates above $8 million. Price per square foot understates the market here because buyers are paying for dirt.
The school story drives everything. Palmetto Senior High, Palmetto Middle, and Pinecrest Elementary form one of the strongest public feeder patterns in the county, and private options including Gulliver Preparatory and Palmer Trinity are minutes away. Pinecrest Gardens hosts a farmers market and concert series that functions as the village's civic center. Walkability is low by design; this is a car neighborhood with excellent US-1 and Metrorail access at Dadeland.
Pinecrest suits families with a five-to-fifteen-year horizon and buyers who want a renovation or build project with a defensible exit. Transactions here are slower and more deliberate than in the urban core, and the winning strategy is almost always patience plus decisive action when the right lot appears.
