Hibiscus Island homes for sale — what buyers should know
Hibiscus Island sits alongside Palm Island off the MacArthur Causeway and offers something its more famous neighbors don't: an actual neighborhood. Children ride bikes, neighbors know each other, and the guard gate keeps the causeway traffic out. It is the most livable of the three man-made islands in this group.
Interior lots trade from roughly $4.5 million to $7 million, and waterfront homes with dockage run $9 million to $25 million depending on frontage and whether the structure is new. A meaningful share of activity is land value — buyers acquiring older homes to build, which keeps the streetscape in continuous renewal.
Location is the practical advantage. South Beach is five minutes east, Downtown and Brickell five to ten minutes west, and MIA under twenty. Residents send children to private schools in Miami Beach and the Gables, and boaters reach open water quickly through Government Cut.
This suits families who want island security and water access without the ceremonial scale of Star Island. Inventory is thin — a handful of trades a year — so buyers who intend to be here should be positioned and pre-approved before a listing appears rather than after.
