The VA loan remains the strongest financing product available to anyone who has served: no down payment requirement, no monthly mortgage insurance, and competitive rates. In South Florida's condominium-heavy market, the constraint is not the borrower — it is the building.
A condominium must appear on the VA-approved list, and in Miami-Dade the approved inventory is a fraction of what is for sale. Buyers who fall in love with a unit before verifying building approval lose weeks. Verification takes minutes and should happen before the first showing, not after the contract.
Where a building is not approved, two paths exist: pursue approval through the association, which is slow and requires cooperation, or redirect to single-family and townhome inventory where the VA entitlement applies without the building gate. In Broward, the second path opens substantially more product per dollar.
One further note for veterans: funding fee exemptions apply to buyers with a service-connected disability rating, which changes the closing math meaningfully. Confirm entitlement and exemption status with the lender before you set a budget, not after.
