Buyers decide whether to see a house in about four seconds of scrolling. That is the entire brief for listing photography, and it is why we treat the shoot as a production rather than an appointment.
The standard: architectural photographer, corrected vertical lines, natural-light interiors shot at the right hour for each room's orientation, one twilight exterior, drone context for waterfront and acreage, a measured floor plan, and a walkthrough video cut under ninety seconds. Every listing, at every price point.
Staging follows the same logic. The goal is not to decorate; it is to establish scale and function in the four rooms buyers photograph in their own minds — primary suite, kitchen, main living space, and the best outdoor room. Vacant properties are staged in those rooms first when budget is limited.
None of this is expensive relative to a price reduction. A single ten-thousand-dollar concession costs more than the entire marketing package on most listings, and it arrives after the launch window has already been spent.
